A developer is proposing to build two commercial units and two residential units at 6048 Station Street in Oliver.
The Town has received a development permit application for the property next to Oliver Eats.
The mixed-use plan includes commercial businesses on the ground floor and one-bedroom dwellings on the second floor.
Randy Houle, Director of Development Services, said one of the commercial units will be occupied by Argon Electrical.
The property is currently vacant. In 2019 a fire significantly damaged a single-family home on the lot.
Houle said the surrounding pattern of development is slowly transitioning from industrial to commercial uses.
Houle said the building will feature painted concrete, wood paneling, and a cedar wood trellis along the top face.
Two decks are proposed along the front of the building on the second storey, adding a bit of character.
Houle noted that 10 bicycle parking spaces will be added to the development. He explained that landscaping and wood fencing will be provided to improve aesthetic values.
Houle said that development costs charges (payable by the developer) will amount to approximately $25,200.
It has been identified that the cost of frontage upgrades along this property is $30,000, in which the developer is responsible to pay for.
