A new proposal seeks to rezone the old community services building on Fairview Road and Kootenay Street for residential and commercial purposes.

A public hearing on the matter was held Monday when third reading was given.

The applicant has stated the proposal will help meet the demand for residential housing in Oliver because there is currently a lack of two-bedroom units. The applicant also stated that the commercial space will be used to bring a new business to the community.

The subject property currently comprises a two-storey structure which was previously used by the Oliver Amateur Radio Club and Oliver/Osoyoos Search and Rescue.

Under the Town’s zoning bylaw, the property is zoned Institutional and Assembly (P1), which does not allow for residential uses and only permits a limited number of commercial uses.

Town planner Chris Garrish said the proposed rezoning (to Town Centre – C3) is consistent with the Town’s future land use map that has already designated this property for Town Centre use.

Garrish said the C3 zone requires that any dwelling units be located at the rear of a building on the ground floor, or above the first storey.

The applicant has indicated a desire to develop any residential units in accordance with these requirements.
