Zoning amendments for six proposed duplexes to be built on Chardonnay Ave. in Oliver have passed first and second reading at Council. These units, if built, will bring a total of 12 new dwelling units to an already existing neighbourhood. 

This type of building is considered infill because it is making existing neighbourhoods more dense, instead of sprawling out to build more housing. Councillor Veintimilla noted “this is the type of infill we should be looking for and should be encouraging,” and she is therefore  “absolutely supportive of the application.”

The application seeks to build a duplex on each 313 and 317 Chardonnay Ave which are currently zoned RS2 and has an OCP of low density residential. 

The application then seeks to subdivide 380 and 389 Chardonnay Ave., which is zoned RS1, into an A and B lot on each, to build four more duplexes. 

The plans put forward seek to build 12 total dwelling units, each unit containing three bedrooms and a den in some cases. The units will carry a size ranging from 158 sqm. (1,700 square feet) to 260 sqm. (2,800 square feet) plus an attached garage. 

The application does note that in Oliver’s Housing Needs Report, it specifies to meet basic housing demand by 2025, 59 three bedroom units are required, and this proposal would contribute towards that requirement. 

After little discussion, the motion was passed on first and second reading to amend the zoning to allow for the project.
