The new 46-unit affordable housing proposal at 5931 Airport Street is seeking a development permit with variances.
On Monday, Town council will hear that the applicant wants to decrease the required amount of amenity and open space from 40 square metres per dwelling unit to 14.5 metres.
The proponent is also seeking to decrease the required number of parking spaces from 72 to 51.
Last fall the property (behind Oliver Place Mall) was rezoned with a provision added to ensure the height of the building does not impact airport operations.
The applicant is proposing to construct a four-storey building with a mix of 27 one-bedroom units, 15 two-bedroom units and four three-bedroom units.
The development will be funded by BC Housing, built by EllisDon Construction and operated by M’akola Housing Society.
The landscape plan features an irrigated turf boulevard with trees surrounding the development.
The required off street parking spaces for this building is 1.5 per one-bedroom dwelling unit. But the developer has scaled back the project and is now proposing one parking space per dwelling unit for a total of 51 spaces.
Development services staff consider that the variance requests are “reasonable and unlikely to negatively impact the neighbouring properties.”
