Sale prices of single-family homes in the South Okanagan rose by nine per cent last month compared to May of 2019.

The latest South Okanagan Real Estate Board figures show the market picking up some momentum. However, actual sales of single-family homes show a different story.

Sales in May decreased by 39 per cent to 71 units compared to 117 units sold during the same time in 2019.

Board president Lyndi Cruickshank said overall sales dollars last month decreased by 34 per cent.

“It is encouraging to see realtors and consumers adapting in light of the pandemic,” she said.

“We have seen a positive momentum compared to April, with consumers who were home bound due to the stay-at-home order, now making moves to either purchase or sell.”

May statistics show that single-family sales (71) in the South Okanagan region are down nearly 39 per cent. Townhouse sales (19) are also down 21 per cent, while condominium/apartment sales (15) are down 58 per cent.

The average sale price of a townhouse last month was $348,209 (down 11 per cent), while the average sale price of a condominium was $292,267 (down five per cent).

Single-family home sales in Oliver amounted to eight last month (down 43 per cent), while the average selling price was $469,125 (up 10 per cent).

In Osoyoos, 12 single-family homes were sold last month (up nine per cent), while the average selling price was $552,075 (down 37 per cent).
